Smoke Alarm Regulations: What Every Homeowner Should Know

The rules around smoke alarms have been updated in recent years. Here is what every homeowner and landlord needs to know — and why mains-wired alarms are the safer choice.

What does the law require?

For owner-occupied homes, there is no specific legal requirement for smoke alarms — but building regulations require them in new builds and major renovations. For rented properties, landlords must install a smoke alarm on every storey.

Where should smoke alarms be installed?

BS 5839 (the British Standard for fire detection) recommends:

• ⚡A smoke alarm in every circulation area — hallways and landings
• ⚡A heat alarm in the kitchen (smoke alarms can give false alarms from cooking)
• ⚡A smoke alarm in the main living room
• ⚡Alarms on every floor of the property

Battery vs mains-wired alarms

Battery-operated alarms are better than nothing, but they have significant drawbacks:

• ⚡Batteries can run low and fail silently
• ⚡They are not interlinked — only the alarm nearest the fire will sound
• ⚡They are easier to remove or disable

Mains-wired alarms with battery backup are always powered, cannot be accidentally disabled, and can be interlinked so all alarms sound when one is triggered — giving you maximum warning time.

What is interlinking?

Interlinked alarms communicate with each other so that when one alarm detects smoke or heat, all alarms in the property sound simultaneously. This is particularly important in larger homes or properties over multiple floors.

Carbon monoxide alarms

CO alarms are legally required in rooms with solid fuel appliances (wood burners, open fires). They are also strongly recommended near gas boilers and in sleeping areas. CO is odourless and colourless — a detector is the only way to know if it is present.
