How Often Should You Get an EICR?

An EICR is a legal requirement for landlords and strongly recommended for homeowners. Here's everything you need to know about how often to get one.

An EICR (Electrical Installation Condition Report) is a formal inspection and test of your property's electrical installation. It checks the condition of the wiring, sockets, consumer unit and other fixed electrical equipment to identify any defects, damage or non-compliance with current standards.

How often is an EICR required?

The frequency depends on the type of property:

  • Rented properties: every 5 years — this is a legal requirement under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020
  • Owner-occupied homes: every 10 years, or when buying or selling a property
  • Older properties: more frequently if the installation is over 25 years old or has known issues

What happens during an EICR?

A qualified electrician will carry out a visual inspection and a series of tests on your electrical installation. This includes checking the consumer unit, testing circuits, inspecting sockets and switches, and verifying earthing and bonding.

What do the codes mean?

The report will assign codes to any issues found:

  • C1 — Danger present: immediate action required
  • C2 — Potentially dangerous: urgent remedial action needed
  • C3 — Improvement recommended (does not fail the report)
  • FI — Further investigation required

What if issues are found?

If C1 or C2 issues are identified, remedial work must be carried out before the installation can be certified as satisfactory. We will provide a clear quote for any remedial work required.
