Garden Room Electrical Requirements: A Complete Guide

Garden rooms, home offices and garden studios have become increasingly popular — and a proper electrical installation is essential for them to be safe, legal and practical. Here is a complete guide to what is required.

Does a garden room need its own electrical supply?

Yes. A garden room should have a dedicated electrical supply run from the main house consumer unit. Using an extension lead from the house is not safe for permanent use — it is a fire risk and will not meet the requirements of your home insurance.

What type of cable is used?

The supply cable from the house to the garden room must be suitable for outdoor and underground use. The most common options are:

• ⚡SWA (steel wire armoured) cable — the most robust option, suitable for direct burial
• ⚡XLPE insulated cable in conduit — an alternative where direct burial is not practical

The cable must be buried at the correct depth (typically 500mm under a garden, 600mm under a driveway) and protected with cable covers and marker tape.

Does the garden room need its own consumer unit?

For anything more than a very basic installation, yes. A small consumer unit (sometimes called a sub-distribution board) in the garden room allows the circuits within the room to be individually protected and isolated. This is much safer and more practical than running multiple circuits back to the main house.

What circuits does a garden room typically need?

A typical garden room installation includes:

• ⚡A ring or radial circuit for sockets
• ⚡A dedicated circuit for any fixed heating
• ⚡A dedicated circuit for air conditioning if required

Earthing and bonding

Does it need to be certified?

Yes. The supply cable and all work within the garden room must be certified under Part P of the Building Regulations. You will receive an Electrical Installation Certificate, and the work will be registered with your local authority. This is essential for insurance purposes and when selling your property.

Planning permission

Most garden rooms do not require planning permission, but the electrical installation must still comply with Building Regulations. If your garden room is within 1 metre of a boundary, there may be additional restrictions — check with your local planning authority if in doubt.
