Adding Electrics to a Home Extension: What You Need

Planning a home extension is exciting — but the electrical work involved is often underestimated. From the first fix to final certification, here is everything you need to know about adding electrics to a home extension.

When should the electrician get involved?

As early as possible. Ideally, your electrician should be consulted during the planning stage — before the builder starts. This allows the electrical layout to be designed properly, cable routes to be agreed, and any consumer unit upgrades to be planned in advance.

What is the first fix?

The first fix is the stage where cables are run through the structure before plastering. This includes:

• ⚡Running power cables for sockets and fixed appliances
• ⚡Running lighting cables
• ⚡Installing back boxes for sockets and switches
• ⚡Running any data or TV cables
• ⚡Preparing for any underfloor heating circuits

Does my consumer unit need upgrading?

It depends on the scope of the extension. Adding a few sockets and lights to a small extension may be accommodated on your existing consumer unit if there are spare ways. A larger extension — particularly one with a kitchen, bathroom or utility room — will almost certainly require additional circuits and may require a consumer unit upgrade.

What about the second fix?

The second fix takes place after plastering is complete. This is when sockets, switches, light fittings and any fixed appliances are connected and fitted. The second fix is much less disruptive than the first fix.

Certification and Building Regulations

All new electrical work in an extension must comply with Part P of the Building Regulations. Planning the layout

Think carefully about socket positions before the first fix. Common mistakes include too few sockets (plan for more than you think you need), sockets in inconvenient positions, and insufficient lighting circuits. It is much easier and cheaper to add sockets during the first fix than to chase them in afterwards.
